When someone has to accept your property's value — a bank granting your mortgage, a court in a divorce, the tax office in a probate — an opinion won't do: you need an official appraisal. Only an appraiser approved by the Bank of Spain can sign one. We don't appraise: we place the instruction with approved appraisers, arrange the visit and walk you through the report. All you do is open the door.

What's the difference between an appraisal and a valuation?
A market valuation guides your asking price, we do it free within 24–48 h and it has no official standing. An appraisal is a report signed by an appraiser approved by the Bank of Spain, it has a cost, and it is valid before a bank, a notary or a judge. If you only want to know what to sell for, the valuation is enough.
Are you approved appraisers yourselves?
No, and it matters that you know: an official appraisal can only be signed by an approved appraiser registered with an appraisal company. We act as intermediaries — we instruct approved appraisers, coordinate the visit and support you with the report.
How much does an official appraisal cost?
It depends on the type of property, its size and its location. We confirm the exact amount before instructing it: there are never surprises or charges you haven't approved.
When do I need an official appraisal?
Whenever a third party must accept the value: mortgage applications or transfers, refinancing, inheritances, divorces, contributions to a company or court proceedings. To set an asking price, you don't need one.
How long is it valid for?
A certified appraisal expires six months after it is issued. After that, the bank will ask for a new one.
Is the appraisal valid at any bank?
A certified appraisal is valid at any lender and, by law, a bank cannot force you to repeat one that's still in date. In practice some lenders push back: if that happens, we'll help you challenge it.
What documents do I need?
Usually the land registry extract or deed, the IBI property tax receipt and, if it exists, the energy certificate. We check what's missing before the visit so the appraiser doesn't have to come back.
How long does it take?
It depends on the appraiser's diary and when the property can be visited. We give you a specific timeframe when you instruct it.
