Property valuation
Find out what you can really sell for: free report in 24–48 h, no obligation
Guessing the price is the most expensive mistake when selling. Too high and your home sits on the portal for months going stale; too low and you hand over money you won't get back. Our valuation cross-references the deals actually closed in your neighbourhood with the specific condition of your property, and gives you a price range with the criteria behind it. It's free, it takes 24–48 hours, and it's yours whatever you decide next.
What's included
- Comparative market analysis (CMA) using closed deals in your area.
- Assessment of condition, floor, views and renovation potential.
- Benchmark against active supply: who you'd be competing with if you listed today.
- Report with the real market price range and the criteria that justify it.
- Asking-price recommendation based on your timeframe.
- A walkthrough of the report with an adviser — no obligation, no sole agency.
The real market price
Not too high, which scares buyers off, nor too low, which costs you money. The value the market backs today.
Free, no strings
It costs nothing and ties you to nothing. If you later sell with another agency, the report is still yours.
More negotiating power
A report backed by data changes any conversation about price, whether you're buying or selling.

FAQ
Does the valuation cost anything?
No. The market valuation is completely free and with no obligation, whether or not you decide to sell with us.
What's the difference between a valuation and an appraisal?
A valuation guides the asking price, is free and we do it within 24–48 hours. An appraisal is an official report signed by a Bank of Spain-approved appraiser, it has a cost, and it's the one your bank asks for on a mortgage. If you need the official one, we arrange that too.
How long does it take?
Between 24 and 48 hours from when we receive the property details.
Do you need to visit my home?
Not always. With the details and good photos we can give you a reliable range. If you want maximum precision, a visit sharpens the report: real condition and light don't show up on a floor plan.
Does it commit me to selling with you?
Not at all. We don't ask for sole agency or make the valuation conditional on signing anything. It's information so you can decide.
What do you base the valuation on?
On deals actually closed in your area, not on what the listings are asking. A portal shows asking prices; we look at what was really signed, which is usually a different figure.
What documents do I need?
For a market valuation, the address, the floor area and a few photos are enough. The land registry extract helps sharpen it but isn't essential.
Where would you like to start?
Pick whichever channel suits you. We answer just as fast on all of them.
