Builds blow past their budget and deadline when nobody is running them: trades that don't coordinate, decisions taken too late, and overruns that surface once it's too late to turn back. We take on that role. We define the scope and the cost before the first wall is touched, hire and coordinate the trades, and give you one person to call. You approve; we execute.

FAQ

How much does project management cost?

It's a percentage of the build budget, fixed in the initial proposal before we start. If the project precedes a sale with us, the management fee is adjusted: tell us your case and we'll give you the exact figure with no obligation.

Will you work with my architect or contractor?

Yes. If you already have a team, we coordinate it. If not, we'll propose trades we work with regularly and compare quotes with you before hiring.

What happens if an overrun appears mid-build?

Nothing is carried out without your written approval. If something unexpected turns up — wiring in poor condition behind a wall, say — we present the cost and the alternatives, and you decide before we continue.

How long does a renovation take?

A refresh to get a home market-ready usually runs in weeks; a full renovation, in months. The phased schedule is part of the budget: you'll know the handover date before we start.

Is it worth renovating before selling?

Only if the market gives back more than you put in, and that isn't always the case. In the diagnosis we tell you which works add value and which won't be recovered. If it doesn't pay off, we say so and sell it as is.

Do you handle licences and permits?

Yes. We file the licence or responsible declaration that applies, the notifications to the owners' association and the required technical documentation.
